Sergeant Bluff-Luton Community School District-NOTICE OF PUBLIC HEARING ON A CONVEYANCE OF REAL PROPERTY

Notice is hereby given that the Board of Directors of the Sergeant Bluff-Luton Community School District will hold a public hearing on the 13th day of August, 2026 at 6:30 A.M. in the Northwest AEA Board Meeting Room located at 5800 Discovery Boulevard, Sioux City, IA, on the conveyance of pipeline easement and temporary work space permit, pursuant to Iowa Code Sections 279.8 and 297.22.  The real estate is legally described as follows:

A 40 foot wide perpetual easement for pipeline purposes over, under, and across the following described parcel:

The Northwest Quarter of the Northeast Quarter (NW 1/4 NE 1/4) of Section Thirty-Two (32), Township Eighty-Eight (88) North, Range Forty-Seven (47) West.

The center line of said easement is described as follows:

Commencing at the North Quarter corner of said Section 32; thence North 86 degrees 56 minutes 06 seconds East, bearings based on the Universal Transverse Mercator, Zone 14 coordinate system, along the north line of the Northeast Quarter of said Section 32, a distance of 1266.57 feet to the point of beginning of said centerline to be described; thence South 02 degrees 37 minutes 05 seconds East, a distance of 1270.23 feet; thence South 02 degrees 26 minutes 26 seconds East, a distance of 43.42 feet to the south line of the Northwest Quarter of the Northeast Quarter and said centerline there terminating.

EXCEPTING THEREFROM:

That part of the above described easement within in the existing Northern Natural Gas Company's 40 foot easement as described in Book 1131 at Page 145

The sidelines of said easement shall be prolonged or shortened to terminate on said north and south lines of the Northwest Quarter of the Northeast Quarter.

At the time and place set for the public hearing, interested individuals will be given the opportunity to express their views, both orally and in writing, on the following:

Proposal to convey an interest in the above-described Property to Northern Natural Gas Company for $10.00 and other good and valuable consideration.

The proposal may be subject to conditions as may be stated either in the proposal, the Resolution of the Board of Directors of the Sergeant Bluff-Luton Community School District, or documents entered into between the parties.

A copy of the proposal may be reviewed at the District administrative offices located at 201 Port Neal Road, Sergeant Bluff, IA 51054.

After the public hearing, the Board may make a final determination to accept or reject the proposal as submitted, or upon condition that certain terms be changed, or the Board may defer action on the proposal until a subsequent meeting.
