NOTICE OF PUBLIC HEARING ON THE ADOPTION OF AMENDMENTS TO CHAPTERS 165D.01, 165D.02, 165D.04, 165A.18 OF THE ZONING ORDINANCES IN SERGEANT BLUFF, IA
You are hereby notified that the Planning & Zoning Commission will hold a Public Hearing at 6:00 p.m. on Tuesday, October 7, 2025, in the City Hall Council Chambers, 501 4th Street, Sergeant Bluff, IA, to hear public comments on proposed amendments to Chapter 165D.01 (Home Occupations and Home Based Businesses in Residential Districts), amendments to 165D.02 (Home Occupations and Home-Based Businesses within the AR Districts), replacing 165D.03 (Home Based Trade Businesses), amending 165D.04 (Fences), and amending 165A.18 (Obstructions to Vision At Street Intersections).
The proposed changes include:
Amending the entirety of Chapter 165D.01 (Home Occupations and Home Based Businesses in Residential Districts):
•Changes to all sections of this chapter, including: Purpose and Intent, Procedure, Permitted Uses, Prohibited Uses, Performance Standards for Home Occupations, and Performance Standards for Home-Based Businesses.
Moving/Merge 165D.02, “Home Occupations and Home Based Businesses within the AR Districts” into 165D.01 and renaming 165D.01 to “Home Occupations and Home Based Businesses”.
Adding a new section addressing Home Based Trade Businesses and modifying 165D.02 to incorporate Home Based Trade Businesses.
Amending 165D.04 (Fences) to reference section 165A.18 to address sight triangles and to remove the fifteen-foot setback requirement on a corner lot with the requirement that the visual sight triangle requirements is met. The approved fence materials will be modified. The language pertaining to Electric Fences will be updated to meet the requirements of the current zoning districts.
Amending 165A.18 (Obstructions to Vision At Street Intersections) to update the visual sight triangle requirements.
The proposed amendments will be available at City Hall during regular office hours for review by the public and available on our website at: www.cityofsergeantbluff.com
